Estimating Costs
Using your drawings or initial concept, we’ll provide an estimated build cost, along with advice on budgeting for fees, fixtures, and other essentials.
Feasibility Study
Once all costs are identified, we’ll conduct a feasibility study to ensure your project aligns with your expectations in terms of size, scope, budget, and timeline.
Design & Planning
You’ll meet with our designer to discuss and refine your ideas. After a measured survey of your property, our team will develop concept drawings tailored to your needs.
Cost Verification
Once the drawings are complete, we’ll double-check the cost estimates, making sure everything remains aligned with your budget and original expectations.
Planning Submission
When you’re happy with the final design, we’ll submit a Planning Application to the Local Authority. A decision is typically returned within eight weeks.
Addressing Additional Requirements
Beyond planning permission, there may be other factors to consider, such as Party Wall Agreements, Local Bylaw Compliance, and utility connections. Our network of specialists will ensure everything is covered.
Planning Approval
Once the Planning Department approves your project, you’ll be ready to proceed. If adjustments are needed, we can assist with appeals or revisions to meet approval requirements.
Technical Drawings & Calculations
Before construction begins, the Architect and Structural Engineer will prepare all necessary technical drawings and calculations to ensure a safe and efficient build.
Starting Construction
With all approvals in place—including Planning, Building Control, and Party Wall agreements—we’re ready to begin. A pre-construction meeting will ensure everyone is aligned before work starts.
Structural Work
The build begins with demolition (if needed) and structural modifications to reshape or expand your property. While we follow the approved plans, we may suggest improvements along the way for the best possible outcome.
Final Touches & Handover
As construction nears completion, we’ll install fixtures and fittings, prep the space for decoration, and complete any finishing touches.
