Are you insured?
Yes, we have full and comprehensive insurance with the Federation of Master Builders, ensuring that you and your property are fully protected.
Do you offer a guarantee on your work?
Yes, all our work comes with a 5-year guarantee on the main structural elements of both loft conversions and kitchen extensions.
Do you offer architectural services for planning and permissions?
Yes, we provide a complete architect package, including an onsite measured survey, drawings with 2-3 amendments, council submission, building regulations drawings, and structural calculations. This service is available for £2,950+VAT.

Loft Conversion Questions

Does my loft have enough headroom to be converted?
Most lofts can be converted, but you ideally need a minimum of 2.3m (7 feet 6 inches) from the existing ceiling joists to the apex of the loft. After installing the new floor and ceiling, a minimum of 2m (6 feet 6 inches) should remain for a viable conversion.
Is planning permission needed for a loft conversion?
Loft conversions are generally considered permitted development and do not require planning permission, subject to specific conditions. We recommend checking with your local authority or the Planning Portal for details.
Where will the new stairs go?
Regulations require fixed stairs to access the new loft room. If possible, we place them above the existing staircase while ensuring a minimum 1.9m headroom clearance. If this isn’t feasible, we explore alternative options, sometimes adjusting space from another room.
Will a loft conversion add value to my property?
Yes, loft conversions can significantly increase the value of your home, providing additional living space and improving marketability.
How long will a loft conversion take?
A Velux loft conversion typically takes 4-5 weeks, while a dormer conversion usually takes 6-8 weeks. We can provide a more accurate timeframe during your consultation.
Do I need fire doors or smoke detectors?
Yes, Building Regulations require interlinked smoke detectors on each level of your home and fire doors on certain floors to ensure safety and compliance.

Home Extensions Questions

Is my kitchen suitable for an extension?
Most terraced or end-of-terrace Victorian and Edwardian properties are suitable. We offer a no-obligation site visit to assess feasibility and discuss your needs.
How long does a kitchen extension take?
Typically, kitchen extensions take 8-12 weeks, depending on the project's scale and complexity.
Do I need to consult my neighbours?
Yes, under the Party Wall Act 1996, you must inform neighbours if building work affects a shared wall. A Party Wall Notice must be provided, and written consent is required before work can proceed.
Can I live in my house while the kitchen extension is being built?
Yes, it is possible to remain in your home during construction. We can also set up a temporary kitchen if needed.
Do I need a Thames Water Build Over Agreement?
If your extension is within three metres of a public sewer, a Build Over Agreement from Thames Water is required. We can assist with the application process as part of our service.
Do you arrange for the kitchen to be fitted?
Yes, we provide experienced professionals to install your kitchen to the highest standard.
